Rental Requirements


Thank you for your interest in one of our homes at Key Management Source!


Please review the guidelines Key Management Source use to qualify residents before completing your rental application. In order to be considered for one of our homes, your application must be completed and fees paid at the time of submitting your application.


Key Management Source can typically render a decision of your application within 2-3 business days. Delays in the approval process are typically due to incomplete information being submitted or difficulties in reaching employers and landlords for verifications.

 

PLEASE READ BEFORE APPLYING:

  • It is Key Management Source's policy to not discriminate against any person because of that person’s race, color, creed or religion, sex, sexual orientation, national origin, age, marital status, military status, handicap, disability, or any other protected status.
  • Key Management Source does not guarantee approval, nor does the submission of an application constitute a lease for the home you apply for.
  • Only approved applicant(s) will be given the opportunity to pay a deposit and sign a lease to reserve a home.
  • The application process is run on a first come, first serve basis. We receive applications daily, however many applicant(s) do not receive approval, pay a deposit and or sign a lease. Therefore we continue to accept applications until one applicant has completed all steps and reserved the home.
  • Your application is considered complete upon receipt of all the required items listed below.

 

Required Application Items

  • A completed KMS application –  application for each individual 18 years and older
  • Copy of a valid government- issued photo ID
  • Copy of a valid government – issued social security card
  • 60 days’ pay stubs or bank statements
  • 60 days of other supporting income documents (i.e. child support, alimony, SSI)
  • Application fee of $75.00 per applicant (online payment, cashier check, money order)

General Rental Criteria


RENTAL APPLICATIONS: 

Applicant must be of legal age 18yrs or older. Any person residing in the home and over the legal age of eighteen (18) years, must submit an application and pay the application fee.


Occupants who are under the 18 years of age at the time of the application  are not required to pay the application fee. But will require to be listed on the lease as an occupant. Application fees cover administration cost and processing of the applicant’s background check, credit report and verification of other documents.

 

SECURITY DEPOSIT:  

All residents are required to pay a minimum security deposit equal to one month’s rent, within 48 hours of approval.


In the event the applicant(s) fail to execute the lease and take possession of the home within thirty (30) days of such approval, applicant(s) shall forfeit the deposit. Security deposits are refundable, providing all provisions of the lease agreement are met upon date of move- out.


Note: fees may be applied for damages beyond normal wear and tear upon move out.

 

IDENTIFICATION:

Applicant(s) must present a valid photo identification issued by any state or federal authority of the United States. Documents must be emailed to info@keymanagementsource.com.


Acceptable forms of ID include:

  • State-issued Driver’s License
  • State-issued Identification Card
  • U. S. Passport or Passport Card
  • U.S. Permanent Resident Card
  • U.S. Military ID Card (front and back of ID needed)

 

OCCUPANCY:

Occupancy standards allowable cannot exceed 2 persons per bedroom, unless otherwise dictated by local, state or federal law.

INCOME:

Applicant(s) must earn a total monthly gross income equal to three (3) times the total rent of the selected home.  All income must be verifiable. Non-Resident Guarantor(s) must earn a total monthly gross income equal to five (5) times the total rent of the selected home.

Employed (currently)

Pay stubs for the last 60 days OR

Applicants who have been with current employer for fewer than 30 days should provide any paystubs received and an employment verification Letter confirming date of employment and compensation

 

Employed (starting a new job)

Signed and dated offer letter on official company letterhead with hourly rate (specifying how many hours will be worked each week) or annual salary. Must include start date along with recent paystubs from current employer. Employment will be verified during the screening process.

Self -Employed 

2 years tax return and 90 days of bank statement summary.

Copy of business license that validates ownership

 

pension/disability  

child support Section 8 and or any other benefit

Court approved settlement documents and/or government benefit documentation, such as vouchers, and (ii) 3 months bank statement summary

 

CREDIT:

We will request a credit report on all applicants to verify credit worthiness. Credit checks are currently run through the following credit bureau: Transunion. We require a minimum credit score for all applicants of 550 or above.

If no FICO score or a credit report is available, the application may still be considered but applicant(s) must earn a gross monthly income equal to 5 times the total rent for the home selected and a security deposit of 1.5 times the monthly rent, if approved.

 

CRIMINAL HISTORY: 

All residents over the age of 18 must consent to a criminal history verification using a third party agency. Application(s) will be denied for any felony conviction within the last seven (7) years. Any felony conviction for any type of fraudulent activity, assault/battery charges, sexual crimes and or violent crime(s) may be denied regardless of time.

Misdemeanors may also be cause for denial based on the nature of the offenses.

 

RENTAL HISTORY: 

Evictions filed within three (3) years of the application date are automatically declined. Evictions filed between 3-7 years may be considered. Outstanding debt or judgments to any landlord that is reflected in applicant’s credit report may be declined without proof of satisfied judgment(s). A non-resident guarantor must have no history of evictions, housing payment delinquencies or open or unsatisfied judgments.

 

GUARANTOR: 

A guarantor will be required for applicant(s) who students or who cannot provide proof of verifiable income, but otherwise meet all other application requirements. Guarantor must meet the following requirements:

  • Credit – Credit score of 650 or higher
  • Income – Income is at least 5 times the rent

Guarantors are restricted to family members who assume responsibility for all payments pursuant to the lease.

 

BANKRUPTCY:

Open bankruptcies will be cause for automatic denial unless a court letter of dismissal or discharge is provided. Dismissed or discharged bankruptcies that appear on the applicant’s credit report may be considered. Any rental debt that has been waived due to a dismissed or discharged bankruptcy may result in a declined application.

 

PET POLICY: 

All Pets/Animals are subject to Property Management Approval. Pet restrictions apply to breed type and size as well as a non-refundable pet fee of $400 for each pet. When pets are approved, there is a maximum limit of two (2) domestic animals per household. Acceptable pets include dogs, cats, small caged animals. Restricted pets include Pit Bull Terriers, Rottweilers and any mix containing one of these breeds. Livestock, farm animals and poisonous, dangerous or exotic animals are also prohibited. Verified service animals are permitted.

Service or companion animals that assist residents with special needs will always be accepted, provided documentation is submitted. A pet deposit will not be charged for service or companion animals.

 

SMOKING POLICY: 

Smoking is strictly prohibited inside any home.

 

RENTERS INSURANCE:

All Residents are required to carry renter's insurance (minimum $100,000) covering loss or damage of personal property and proof is required at time of move in.

 

Automatic Denials

We base our decision on standard criteria including credit, rental history, background and ability to pay rent. Key Management Source will decline applicants for any of the following:

  • Prior Evictions within three (3) years of application
  • Credit score for all Applicants is below 550
  • Identity cannot be verified
  • Income cannot be verified
  • Open bankruptcies or bankruptcies within past 3 years
  • Insufficient income - monthly gross income less than 3x's rent 
  • Any landlord collection in the past 3 years
  • Felony conviction within the last (7) years
  • A conviction for the illegal manufacture or distribution of a controlled substance in past 5 years
  • Registered Sex Offenders
  • Misrepresentation(s) or falsifications of application
